The apartment is suitable for 4 to 6 people and has two double bedrooms, one bathroom with shower, a fully equipped kitchen and a spacious living room with a double sofa-bed and a romantic fireplace.
Pisa airport is only 35 km away.

SEA
Casaquercianella enjoy a beautiful panoramic view of the sea and wooded hills and it is located in a very quiet and exclusive area. The sea can be reached in 3 minutes by car. From here you can visit the island of Elba and the beaches and cliffs of the Tuscan coast like Baratti, Punta Ala, Argentario.
VILLAGE
Quercianella’s village center with shops, restaurants, and services (post office, bank, pharmacy) is only 1 km away.
In the village there is also a train station. Pisa’s airport is 35 km away.
Nearby the house, there are paths in the woods for long and regenerative walks.
In Quercianella there are sailing, diving and surf schools, small lidos and pay-beaches could also be found.
TOSCANA
Casaquercianella is a very good starting point to visit an area of high naturalistic, historical and artistic interest. The most beautiful art towns in Tuscany, like Florence, Pisa, Siena, Lucca, Volterra, La Versilia, are all easily reachable.

TERMS AND CONDITIONS
• The price is for the whole apartment for up to 4 persons.
€15 per night per person will be charged for any additional person.
The apartment can accommodate a maximum of 6 adults.
• Once written confirmation and the advance deposit are received, the booking is binding.
• The advance deposit will be equivalent to 20% of the total amount due.
• According to art.1385 of “Codice Civile” in case of cancellation, the booking’s deposit will not be refunded.
We suggest to our guests to take out travel insurance.
• The total amount due will be charged, even if the booked period is only partially used due to delayed arrival or earlier departure.
• Minimum stay: 1 week in high season, 5 nights in low and medium season.
• The handover of the apartment’s key will be possible from 13:00 pm till 20:00 pm of the planned arrival date. In case of late arrival please kindly contact us. On the day of departure, we kindly ask our guests to please leave the apartment by 9:00 am.
• Prices are inclusive of bed linen, tablecloths, towels and final cleaning.
• Local Tourist Tax per day per person per day only for the first 5 days of the stay, is not included
by new law ,the owner of the appartment has to send a photocopy of the document ( id or passport) of all the guests, including infant, to the local police office. so please make sure that you have wih you all the relevant documents.
• Responsibilities: we do not take any responsibility or liability for loss of guest’s goods, valuables or money inside the property.
The guests will have the responsibility to take the utmost care of the apartment’s furniture and electric appliance and of the property in general. In case of damage, we will reserve the right to charge the cost of the damage.
• Pets are only allowed if the landlord is contacted in advance for approval. Pets are not allowed in the bedrooms or on the sofa.
• Smoking is NOT ALLOWED inside the apartment.
• Inclusive in the appartment:
Emergency kit, smoke alarm, fire extinguisher, dishwasher, electric oven, microwave, fridge, washing machine, TV, free WI-FI.
